Properties And Rates
The Centre for Excellence’s Property and Rating module consists of a complete textural database of all attributes associated with properties and the owners and occupiers of those properties integrated with a rate modeling processes to access annual income associated with each property. The rating process calculates rates and charges with respect to the individual status of the property and the status of the owners or occupiers of each property and the special benefits accrue to individual properties and owners.
The Rating module is integrated with the property data. Property*Manager loads valuation and social security data from tapes and provides processes for exception data, create Strata Title entitlements, produces certificates for Planning and Financial enquiries and Rate Notices as ad hoc individuals or mass printing and mailing by third parties.
Integrated with Oracle Receivables, debts are transparently downloaded and payments made and are transparently uploaded into Receivables. The details associated with each property are accessed through a series of query screens for land title information, street address or property ownership. When the data screen is exited the query screen returns for access to other properties.
Property*Manager is fully integrated with Oracle Receivables, Oracle General Ledger, and the Centre's Cash Receipting*Manager. Cash collections are fully validated against account codes within the General Ledger before they automatically created as journals within the General Ledger.
Debtors are handled by the facilities provided in Oracle Receivables e.g. discounts for early payers, demming letters for late payers, partial payments and special arrangements.
Design Philosophy
Easy-to-use screens with logical field sequences, validation and a fully Windows GUI environment facilitate the capturing and management of application developments. A comprehensive reporting system and ad-hoc query abilities allows user to access information stored in the system, quickly and easily.
